A 1910 character villa in a heritage overlay. Council-approved tile-for-tile terracotta replacement with matching ridge work, done in 7 days.
The villa's original terracotta roof had survived 110 years but was beyond restoration: cracked tiles everywhere, failed pointing, and two leaks the owner had been chasing for years. The property sits in a heritage overlay, so Colorbond was not an option. We prepared the council paperwork and matched the original profile.
Heritage overlay checked, approval prepared and lodged. Materials matched to the original terracotta profile and colour.
Original tiles removed by hand and sorted: unbroken tiles cleaned and kept for repairs elsewhere on the property.
New terracotta laid in the original pattern, ridge caps re-bedded and re-pointed in matching mortar.
Final walkthrough with the owner. The street view restored to its original character.
«The only roofer who showed me photos of the rotted battens and let me decide before they charged a cent more.»
